RJTR is providing architectural, interior public space, structural, and MEP design services of this mixed-use office building located in the Buckhead Village neighborhood of Atlanta. 359 East Paces Ferry is a 12-story boutique-style tenant leased office building located at the intersection of East Paces Ferry Road and Grandview Ave, adjacent to the exclusive new shopping district known as Buckhead Atlanta. The building will consist of an integrated office tower and parking structure, with 5 typical office floors of 23,391 rentable square feet, 16,173 sf of retail space, and a total building area of 313,292 gross square feet. The main level fronting East Paces Ferry Road contains the office lobby and 10,390 sf of retail with a prominent corner entrance. Below the main level is a partially below grade service level with 4,225 sf of retail and parking for 30 vehicles. Above the lobby level is a 5½ level parking deck. RJTR developed the design on the .96 acre corner lot such that the parking deck was incorporated into the footprint of the building. From the exterior, the parking floors appear as typical office floors.
